SAISD to offer properties for sale to finance proposed consolidated headquarters and service center

SAN ANTONIO (March 10, 2016) — San Antonio ISD is seeking to sell several of its properties for the purpose of building a new consolidated central office building, as well as a service center for transportation and maintenance. The new facilities would be built on existing District property at no cost to tax payers. The District would also be leasing or buying replacement warehousing facilities.

Currently, SAISD has approximately 1,200 staff members housed in about seven locations averaging 50 years in age. It is estimated that the District could realize more than $2 million per year of operational and capital replacement cost savings via the modernization and efficiencies of a new, consolidated facility.

“We’re committed to a level of excellence not only through our curriculum, but also in the manner in which we operate and manage our fiscal resources,” said Kamal ElHabr, SAISD Associate Superintendent of Facilities. 

“Thanks to increased property values, a sale of these assembled parcels is projected to yield enough funds to construct the consolidated administrative office complex, a one-stop resource center for District employees and parents, as well as a service center for transportation and maintenance,” continued ElHabr.

For sale are: properties at North Alamo and North Austin streets; the Gonzales Center at 518 E. Magnolia Ave; Food Services warehouse; Fox Tech High School football and baseball fields; lots on South Presa Street; and a vacant lot on Lord Road.

The sale of those properties would enable the District to build a new headquarters on the Fox Tech High School campus in the softball field area. The transportation and maintenance buildings would be located at Roland Avenue with the bus depot.

“While it’s difficult to let go of properties that have been a part of the District for so long, we feel confident that that this action ultimately will result in a greater good for our employees and students,” said ElHabr.

The properties are being taken out to market through a competitive, sealed bid process.  The sealed bid process will be released by the SAISD administrative staff and Transwestern Commercial Real Estate Services, one of the largest privately-held commercial real estate firms in the country. The San Antonio office of Transwestern team of Larry Mendez, Russell Noll, and Brad Kaufman, expect that the request for sealed bid will be released as early as March 28.
